Airbnb host's guide: what to do when a guest reports a plumbing issue

Managing a Paris listing from another city or country makes an ordinary plumbing problem feel a lot bigger than it is. Here's a practical sequence for the moment a guest messages you.

1. Get the two things that actually matter

Before anything else, you need the exact address (including floor and door code or access instructions) and a one-line description of the problem. A photo or short video from the guest helps a plumber diagnose faster, but don't let gathering more detail delay getting help moving.

2. Give your guest a way to contact help directly

The most common mistake is trying to relay every message between guest and plumber yourself, across time zones. If your guest doesn't speak French, that's exactly the gap our Airbnb & Holiday Rentals line is built for — we can message or call your guest directly in English, sort out access, and keep you updated, without you needing to be the middleman.

3. Save our number in your check-in guide, in advance

The single most useful thing you can do before a problem ever happens is add our number to your guest's welcome or check-in guide, with a line like "for any plumbing issue, contact this English-speaking line directly." That way, a guest can reach out the moment something goes wrong, without waiting for you to wake up or check your phone.

4. Confirm the price before work starts, from wherever you are

You don't need to be on-site, or even awake, for a price to be confirmed. The plumber diagnoses the issue with your guest present, confirms a price, and you can settle it afterwards — by the method you've already agreed, whether that's you paying directly or your guest paying and being reimbursed.

5. Know which areas see this most often

If you manage more than one listing, older buildings tend to generate more plumbing calls simply due to their age — this comes up particularly often for hosts with listings in Le Marais, near the Champs-Élysées, or in Montmartre, all popular short-let areas with a lot of pre-war building stock. None of that means more risk to you specifically — just useful context if you're deciding where to add a note in your house manual about who to contact.
